Mumbai The Port Authority (MbPA) has decided to take strict action against those who have been non-payment of lease rent for a long time on government land under its jurisdiction on Mumbai’s Eastern Waterfront. Along with this, preparations are also being made to take action against those who have encroached upon the property of Mumbai Port Authority without permission. The Authority will strengthen its legal strategy to recover outstanding amounts and, where necessary, initiate criminal action against encroachers.
Objective: To strengthen Mumbai’s position in the global maritime ecosystem.
The move comes at a time when MbPA is working on developing port-centric mega infrastructure under the ‘Maritime Amrit Kaal Vision 2047’ and ‘Maritime India Vision’ of the Government of India. The planned projects include ‘Vikas Bharat Mumbai Marina’, marine tourism facilities, cruise infrastructure, water transport network and other major developments aimed at strengthening Mumbai’s position in the global maritime ecosystem.
Tenants are doing construction without permission and illegal subletting.
The MbPA said many leaseholders and tenants have accumulated significant lease rent arrears, impacting the authority’s ability to deploy its resources into critical public infrastructure projects. Therefore, the authority has taken the help of senior legal experts and leading law firms to recover the outstanding amount. According to the MbPA, some tenants have also been involved in violations such as unpermitted construction, illegal subletting, unpermitted transfer and unpermitted change of land use. Such violations are a matter of concern to port security, public safety and lawful business activities.
₹3,500 crore stranded
To ensure accountability to the public, MbPA has identified large individuals/companies who have not paid lease rents, who have total outstanding of about ₹3,500 crore. These include companies like Indian Hotels Company Limited, Crescent Dyes and Chemicals Limited, Timber Market Occupants Society, Provident Investment Company Limited, Indian Vegetable Products Limited, Scindia Steam Navigation Company Limited and Shubh Hospitality Limited.
Urge all tenants to pay dues
Respecting legal rights, MbPA urges all tenants in default to pay their dues and comply with applicable regulations. The Authority has reiterated its resolve to safeguard public resources and pursue the redevelopment of Mumbai’s Eastern Waterfront for the benefit of the city and the country.
