Amidst the increasing presence of global companies in Bengaluru, aerospace giant Airbus India has taken such a bet, the fare of which will surprise you. The company has taken on lease about 1.51 lakh square feet of premium office space in Titanium Tech Park located in IT hub Whitefield. If we look at the initial rent, this amount can reach around Rs 99-100 crore in the entire lease period. Interestingly, with such a big and expensive deal, Airbus India has overtaken the recent expansion deals of many big tech companies, even Apple, in the corporate real estate market of Bengaluru.

How big is this office space?

As per property registration data, this space has been taken up in Titanium Tech Park owned by Whitefield Developers. Under the deal, the ground, third and fourth floors have been given to the company. The total area of ​​the third and fourth floors is 1,14,955 square feet. The rent for both these floors has been fixed at Rs 64 per square foot, which makes the initial monthly rent around Rs 73.57 lakh. Along with this, a security deposit of Rs 4.75 crore has also been given. These floors also include 154 parking slots. Whereas, the area of ​​the ground floor is 36,755 square feet. Its monthly rent is Rs 23.52 lakh and security deposit is Rs 1.51 crore. 49 parking slots are provided here. Overall, the initial monthly rent comes to around Rs 97 lakh.

The lease period has commenced in phases from 1 November 2025 and 1 January 2026, while the rent will be applicable from March and May 2026. Both the leases will run till October 31, 2034. That means Airbus has had a solid presence in Bengaluru for a long period of almost nine years.

Why is this deal special?

Whitefield is considered to be the major commercial and technology corridor of Bengaluru. The demand for Grade-A office space here is continuously increasing, especially from multinational companies who are setting up their Global Capability Centers (GCC) and engineering hubs in India.
