Home sales in India declined by 14 percent this year i.e. in 2025, which totaled 3.96 lakh units in six major cities. The main reasons for this were high property prices and layoffs in the IT sector, which put pressure on demand. However, the selling price jumped by 6 per cent to Rs 6 lakh crore, Anarock said in its report. Average housing prices in seven major cities have increased by 8 percent. Anarock, one of India’s leading real estate consulting companies, on Friday released data on India’s seven major housing markets till the end of 2025. In Chennai alone, home sales grew by 15 per cent, with 22,180 units sold as against 19,220 units last year.

Decline in home sales

Housing sales in seven major cities declined by 14 percent in 2025 from 4,59,645 units to 3,95,625 units. According to the report, rising property prices, layoffs in the IT sector, geopolitical tensions and economic uncertainties were the main reasons behind this decline. Housing sales witnessed a decline, especially in Mumbai Metropolitan Region i.e. MMR, Delhi-NCR, Bengaluru, Pune, Kolkata and Hyderabad, while only Chennai recorded an increase in sales.

Despite the decline in the number of sales, the total sales value has increased by 6 per cent, from Rs 5.68 lakh crore in 2024 to Rs 6 lakh crore in 2025. Anuj Puri, Chairman, Anarock, said 2025 was a turbulent year, which included global geopolitical crisis, layoffs in the IT sector, tariff tensions and other economic instabilities.

  • Mumbai Metropolitan Region: Housing sales declined by 18 percent this year, from 1,55,335 units to 1,27,875 units.
  • Pune: A 20 percent decline was seen in sales here, which dropped from 81,090 units to 65,135 units.
  • Bengaluru: There was a 5 percent decline in the city, which dropped from 65,225 units to 62,205 units.
  • Delhi-NCR: Sales declined by 8 percent from 61,900 units to 57,220 units.
  • Hyderabad: There was a 23 percent decline in sales here, which came down from 58,540 units to 44,885 units.
  • Kolkata: Sales in Kolkata declined by 12 per cent to 16,125 units from 18,335 units.

How much did prices increase?

According to Anarock, the average housing price increased by 8 per cent, from Rs 8,590 per sq ft last year to Rs 9,260 per sq ft in 2025. Interestingly, the rate of house price growth was in double digits in the last few years, but in 2025 it will come down to single digits. The performance of the housing sector in 2026 will depend on several important factors, the major ones being the possible rate cut by the Reserve Bank of India and price control policies by developers.
