
The world of Bollywood and real estate has once again come into discussion. Actor Tusshar Kapoor has sold one of his big commercial properties located in the suburban area of Mumbai to the Indian unit of Japanese giant NTT Group. The price of this high-value deal is said to be around Rs 559 crore, which has created a stir in the real estate sector.
According to the registration document, this deal has been done between NTT Global Data Centers and Tushar Infra Developers Private Limited. Tusshar Kapoor’s company Pantheon Buildcon Private Limited, owned by his father and veteran actor Jeetendra, also has a stake in this company. This property is located in Balaji IT Park located in Chandivali area of Mumbai and its registration was completed on 9 January.

Under this deal, the Japanese company has purchased a huge commercial space spread over 30,195 square meters. It consists of a separate four-story diesel generator structure at ground level plus a 10-story DC-10 building that houses a data center. This property currently falls in the high-demand infrastructure category like data centres, which increases its value even more.
relief from stamp duty
Interestingly, there was no stamp duty on this deal. According to real estate consultant Square Yards, such transactions have been exempted from stamp duty under a government proposal by 2024. However, metro cess of Rs 5.59 lakh has been paid in this deal.
bigger deal than before
This deal is also considered important in the real estate market because earlier in May 2025, a big deal worth Rs 855 crore was also registered in the same sector, which shows the increasing demand for commercial property in Mumbai.
